About Creek Ranch

Creek Ranch is Routt County's most unique, environmentally-sensitive, low-density ranch and open space preserve. Three easements forever protect the Ranch from further development or change. Easements are in place to protect the riparian and fish habitat, elk calving grounds, and ranch grounds.

Homestead building parcels are strategically located to minimally impact the abundant wildlife, the ranching operation, and the open space. Homestead parcels range from 6-17 acres. However, each homestead owner will enjoy, in addition to their private homestead purchase, ownership in common of 1,280 acres. By sharing the stewardship of the Ranch with the other homestead owners, living at the Ranch will be a worry-free and rewarding lifestyle. The Ranch's strongest attribute is large ranch ownership, use, and managed recreation without the expense and management hassles. The Ranch's 1,708 deeded acres, coupled with its additional leases on adjacent State and BLM ground, give homestead owners control of approximately 2,400 acres upon which they can ride horseback, hike, cross-country ski, fish and, in specified areas, hunt and ride snow machines.

Sensitive building covenants will allow each homestead to consist of a main house, attached caretaker quarters, and barn. Architectural controls will promote harmonious building styles and materials while protecting the view corridors of each of the owners. All owners will be encouraged to blend their homesteads into the beautiful ranch environment that surrounds them.

Central water, underground power, and telephone are provided to each homestead. Central water systems are not typically found on rural living sites. With water to the homestead in place, concern of availability and costs go away. The Creek Ranch joint ownership concept allows individual buyers the opportunity to have 1,280 deeded acres and 1,100 acres of leased ground with a managed and restored 3.1 miles of world class trout fishing, three lakes, co-existence with ongoing ranch operations, hunting, and many other recreational opportunities.
